Games from Download like Steam are Up to Date when you load it.
Games from DVD are at Version 1.0.0.0, so you have to Update self with the Patch from Giants Patchsite, see in my signature.
Games from Other Download can be ok, but can also be not ok, as Illegal Downlaodsites.
So, yes, it is a diffrence what you have installed.
Which Patch you have installed.
Have you paid for the Game on some Dealersite? Give me a link to that..
